Founded in 2018 and operating nationally from South East Queensland, Empire was established to provide clients with direct access to experienced property professionals who combine strategic thinking with practical delivery. Rather than navigating multiple layers within a large agency, our clients work directly with senior advisors who remain actively involved throughout every engagement.

Led by Managing Director Scott Bollard, who brings more than 25 years of industry experience, Empire provides specialist expertise across shopping centre leasing, CBD podium retail, commercial office leasing, tenancy mix optimisation, asset repositioning and strategic property advisory. Supported by a team with more than 45 years of combined industry experience, we bring a deep understanding of the factors that drive asset performance in an increasingly competitive market.

Our approach is built around understanding the unique objectives of each property and developing strategies that align with those goals. Whether securing key occupiers, repositioning an asset, improving tenancy mix or advising on long-term asset planning, our focus is on delivering solutions that create sustainable commercial value.

Scott Bollard

Managing Director

Scott Bollard is a seasoned property professional with over 25 years of experience in strategic asset management and leasing, including specialist retail shopping centre leasing, commercial office leasing, client advisory and stakeholder management.

As the Managing Director and Founder of Empire Property Partners, Scott specialises in delivering tailored asset management and leasing solutions, leasing strategies, and capital improvement initiatives. His expertise spans all facets of retail and commercial property, with a focus on providing client-centric property solutions tailored to each property and the client’s unique strategic goals.

Scott has held senior roles at both Abacus Group and Charter Hall, managing high-profile properties and projects, teams and stakeholders, and contributing to the overall strategic success of property portfolios across Australia.

Shay Fairhurst

Leasing Executive

Shay joins the Empire Team from the Ray White Surfers Paradise Group and brings with him over 10 years of experience in Commercial Real Estate. This includes more than 4 years specialising in retail shopping centre leasing, and over 5 years as a Casual Mall Leasing Executive for various companies.

Shay previously held property roles with Fawkner Property, Stockland, Vinta Group, and Westfield.

Shay is a very hard working property professional and already making an impact with his proactive approach to sourcing and securing long term retail and office tenants.

James Lykissas

Leasing Executive

James rejoins Empire Property Partners as Leasing Executive, bringing over 10 years’ experience in commercial and retail leasing across Queensland and New South Wales. His career includes roles with Cushman & Wakefield, Ray White Commercial, and Empire Property Partners.

James has a proven track record of delivering high value strategic leasing outcomes across neighbourhood and sub-regional centres on behalf of our clients including Zagame, ISPT, and Abacus Group. He holds a Bachelor of Business (Property Development).

James is known for his proactive, results-driven approach, and specialises in tailored leasing strategies, aligning tenancy mix with asset objectives to help drive centre performance for our clients.
